2024 Common Area Maintenance Plan •Block 1 – Camden, 1,3,5,7 Duncan, Kennedy, Oldham, York – Dry-Vit Repairs & Power Washing - the homeowner cost for Powerwashing is $125 •Block 2 – Mason, 15,17,19 Duncan, 20-42 Duncan, 51-72 Duncan - Curb Caulking & Street Sealing. •Block 3 – Rumford, 73-97 Duncan – Curb Caulking & Street Sealing. •Block 4 – Hardy, Leeds, and Pitt – Curb Caulking & Street Sealing. •ALL STREETS – Spot power washing as needed. •Roof Replacements – 1-7 Duncan roofs have been completed.

TRASH REMOVAL - 1/24/2023, UPDATE Dear TCARS Homeowners, Your Executive Board has chosen to change trash vendors. The Association will save over $10,000/year from making this change. Please review the vendor timeline and information below:Monday, January 30, 2023 - Waste Mangement will pick up trash and recycling for the last time. Waste Management will not be retrieving any of their trash totters or recycling bins. They said residents can keep them. Monday, February 6, 2023 - Good's Disposal Services 1st pick-up dateGood's Disposal Services will pick up trash and recycling, each week on Mondays. Good's Disposal Services will be dropping off some 96-gallon trash totters and 16-gallon recycling bins at the clubhouse next week - if you need a trash totter or a recycling bin. We will notify the community when they arrive so you can retrieve a totter or recycling bin, if needed. You are also welcome to continue placing secured trash bags on the curb on Sunday evenings for Monday morning pick-up. As long as you are securing your trash, Good's Disposal does not require that you use a trash totter.
